What is an expat or foreign national mortgage?

An expat mortgage is for a UK national (or someone with strong UK ties) who lives and works abroad but wants to buy or remortgage property in the UK. A foreign national mortgage covers overseas nationals buying UK property, whether they live in the UK or abroad. Both fall outside most high-street lenders' standard criteria, which are built around UK-resident borrowers with UK PAYE income.

Specialist lenders take a broader view. They understand that income paid in euros, dollars, AED or any other currency can be just as reliable as sterling, and that a borrower based in Hong Kong, Dubai or New York can service a UK mortgage perfectly well. The key is matching your country of residence, nationality and income structure to a lender whose criteria accept it.

Expat mortgages — buying UK property while living abroad

British expats often want to keep a foothold in the UK property market — as a future home, a retirement plan, or a buy-to-let investment. The challenge is that most high-street lenders won't lend to borrowers without a UK residential address and UK PAYE income, even if you've owned property in the UK for years.

We work with specialist expat lenders who lend to UK nationals living overseas, including those paid in a foreign currency and employed by an overseas employer. These lenders assess your income, the rental or affordability position, and the UK property itself — rather than automatically declining because your payslip isn't from a UK employer.

  • UK nationals living and working overseas
  • Foreign-currency income accepted by specialist lenders
  • Residential and buy-to-let expat cases considered
  • Future-return and investment purchases supported

Foreign national mortgages — overseas buyers in the UK

Foreign nationals — whether UK resident or based overseas — can face an even steeper climb. Lenders worry about residency status, right to remain, the source of deposit, and how to verify income earned abroad. Some lenders simply won't lend to non-UK nationals at all; others restrict it to certain visa categories or nationalities.

Specialist lenders take a case-by-case view. They'll consider your residency status, your visa or settled status, the country your income comes from, and how your deposit was built. We know which lenders accept which nationalities and visa routes, so we avoid declined applications and unnecessary credit searches and take you straight to a lender that can say yes.

  • Non-UK nationals buying UK property (resident or overseas)
  • Visa holders, settled status and dual nationals considered
  • Source of deposit and overseas income verified and presented
  • Lender matching by nationality and residency

Foreign-currency income and affordability

When your income is paid in a currency other than sterling, lenders apply a currency risk adjustment — typically lending against a reduced percentage of your income, or converting it at a conservative exchange rate, to protect against currency swings. Specialist lenders are used to this and structure affordability around it, rather than declining outright.

We'll help you gather the right income evidence — overseas payslips, employment letters, bank statements and sometimes accounts — and present it in the format the lender expects. Some lenders accept income in any major currency; others restrict to a list of approved currencies. We'll match you to one that fits.

  • Income in USD, EUR, AED, CHF and other major currencies accepted
  • Currency risk adjustments explained up front
  • Overseas payslips, employer letters and bank statements accepted
  • Self-employed expats and overseas company directors considered

Documentation and what to expect

Cross-border cases need more documentation than a standard UK mortgage. You'll typically need proof of identity and address (UK and overseas), evidence of your right to remain or work (if applicable), proof of income in the relevant currency, and a clear paper trail for your deposit showing its source.

Getting this right before you apply makes the difference between a smooth approval and weeks of back-and-forth. We'll give you a tailored checklist for your nationality and residency situation, prepare the lender for how your income is structured, and manage the case so the legal and valuation work runs alongside it.

  • ID and address verification (UK and overseas)
  • Visa or residency evidence where required
  • Foreign-currency income proof and deposit source trace
  • Tailored document checklist provided up front

Is an expat or foreign national mortgage more expensive?

Specialist expat and foreign national mortgages typically carry slightly higher rates and fees than a standard UK residential deal, reflecting the added underwriting complexity. Deposits are usually larger too — often from 25% upwards — and some lenders cap the loan-to-value for overseas borrowers.

That said, the gap has narrowed as more lenders have entered the market. We'll compare every specialist lender that accepts your profile, show you the true cost of each deal (rate, fees and any currency adjustments), and help you weigh it against your overall investment or purchase goal.
