What makes you a portfolio landlord?

Most lenders define a portfolio landlord as someone with three or more mortgaged rental properties. Once you reach that threshold, additional portfolio affordability assessment applies: the lender looks at the overall performance of your portfolio, not just the property you're refinancing or buying.

Some high-street lenders won't lend to portfolio landlords at all. We work with specialist and investor-led lenders who are set up for portfolio lending and can look at the whole picture — rental cover across the portfolio, equity position, and your experience as a landlord.

Financing across a mixed portfolio

A portfolio often contains a mix of property types — single lets, HMOs, holiday lets, multi-unit freehold blocks, flats above commercial, and ex-local authority. Not every lender will accept every type, and many cap how much of a portfolio can be made up of flats or non-standard construction.

Our investor-led lenders take a more flexible view of construction type and location, and offer some of the most generous flatted exposure limits available — up to 100% on a block of 4 flats on qualifying cases, and meaningful limits across larger holdings. That means you can build or refinance a flatted portfolio that other brokers struggle to place.

  • Single lets, HMOs, holiday lets and multi-unit blocks financed together
  • Generous flatted exposure on qualifying cases
  • Ex-local authority, deck access and above-commercial considered

Complex ownership structures

Portfolios are frequently held in complex structures: several SPVs under a holding company, mixed personal and company ownership, trusts, or companies with multiple shareholders. Many lenders only cater for a simple SPV with one or two directors.

We match you to lenders whose legal teams can work with your structure rather than asking you to simplify it before you can borrow — whether you're consolidating mixed ownership, financing a group structure, or refinancing a holding company with several SPVs beneath it.
