Second charges — release equity without remortgaging
A second charge is a separate loan secured against your property, sitting behind your existing mortgage. It lets you release equity for home improvements, debt consolidation, or other needs without changing your current mortgage rate or paying early repayment charges.
Second charges are assessed on your home's equity and your affordability. They can be faster to arrange than a full remortgage and are useful when your existing rate is highly competitive and you don't want to lose it.
